Welcome to our 1885 country bed and breakfast overlooking Seneca Lake. We invite you to relax and have a good time, whether it's for one day or one week. We are conveniently located on the Seneca Lake wine trail with numerous wineries, microbreweries and restaurants within a few miles of either direction. If outdoor adventure is what you seek, we have several state parks with gorgeous waterfalls and hiking trails, fishing charters, sailing excursions, kayak rental and dinner cruises within 15 minutes of our inn.
Inside our Victorian Country Bed and Breakfast, we offer five warmly decorated guest rooms with private baths. For your relaxing pleasure, our great room is equipped with all the conveniences of home including a wood burning fireplace for cold fall/winter evenings, TV, Wi-Fi, guest refrigerator and wine cooler with plenty of glasses and openers, a Keurig for evening beverages and complimentary bottled water as well as board games, and a DVD library. We also have two dogs, Bailey and Guinness who are happy to share puppy kisses,,,, or not. Outdoors, we offer a lovely spacious deck with loungers and comfy seating to sip a glass of wine and watch a sunset over Seneca Lake. Or, enjoy the view in our log swing.

- East Lake Suite-Exposed-brick chimney, Queen-size East-Lake style bed, large bathroom, and a romantic settee couch.
- Stella Suite-King-size Charleston brass bed, and three bay windows that give you eastern, southern, and western views of the lovely landscape.
- Thaddeus Suite-King-size old-world brass bed, east lake sitting area, and views of Seneca Lake and our perennial gardens.
- Watson Suite-Rugged East Lake/Victorian Queen-size bed, brick laden bathroom wall, and an unbeatable sunset view of Seneca Lake.
No matter which room you choose, you'll wake up in our B&B each morning to beautiful scenery and a delicious breakfast. Afterward, you can venture outside and enjoy long walks on our spacious grounds, relax on our inviting deck or explore the region's wineries, microbreweries and restaurants, all conveniently located to the inn.

We are your innkeepers, Bud and Kim Wagner, and the new owners as of July 1, 2014. We live here with our two dogs, Bailey and Guinness and come from Ohio's Lake Erie region. Over the years, we have traveled and stayed at many B & Bs and always thought we would enjoy being innkeepers. Like all B & B owners, we want our guests to have a relaxing stay, but more important, we want our guests to enjoy themselves.
